For builders & contractors
Your drafting department, without the payroll.
You win the job and send over what you have. A dimensioned, code-checked permit set comes back on a date you were given before you committed to your client. No salary, no software seat, no drafter sitting idle between projects.

Working together
Three handoffs, and that is it.
Handoff 01
You send what you have
A survey, a floor plan sketched on the back of an estimate, phone photos of the existing house, or last year’s set that needs updating. If nobody has measured the house, Molly measures it — that is an as-built, quoted on its own line so it never shows up as a surprise.
Handoff 02
She draws, you redline
You get a PDF at the point it is worth marking up, not after it is finished. Redlines come back the next business day. Revisions are priced per sheet redrawn, so a change costs what it costs and the invoice does not restart.
Handoff 03
The counter hears from her
Molly answers plan review directly if you want her to — review comments, code citations, the resubmittal. You stay on the site instead of on hold. The full sequence, with what she needs from you at each step, is on the process page.
Trade terms
The numbers, in writing.
What you can hold Molly to on every job. These are trade rates — they belong to an account, not to a one-off homeowner enquiry.
First set
10 business days
From the day measurements are in hand, on a single-family job under 3,000 sq ft. Anything larger or phased is quoted with its own date on it.
Redlines
1 business day
You mark up the PDF, you get it back the next working day. Not the next revision cycle, and not next week.
Revisions
$65 a sheet
Priced per sheet redrawn, never per phone call. Quoted and agreed before anything is touched.
Rush work
+35%
Agreed up front or not at all. A rush job never jumps the queue of a set that already has a promised date — including yours.
File formats
All three
Every set ships as a PDF, an AutoCAD drawing and a plot-ready 24×36 sheet. No export fee and no conversation about which CAD you run.
Plan ownership
Yours
Reuse a set across a subdivision. Molly keeps no licence on a plan you paid to have drawn.
Code review
Included
Michigan Residential Code checked before it goes to the counter, and plan-review comments answered at no extra charge on any set she drew.
Every figure here is quoted on the job before work starts, and none of them move once a set is priced. Unusual scope gets its own number rather than a rate card asterisk.
Six sets last year and not one went back for a second plan review. I price her into the bid now instead of hoping.
I send phone photos and a sketch on the back of an estimate. What comes back is dimensioned, and the framer stops calling me about it.
Set up a trade account
One conversation, then your jobs go into the schedule instead of into the enquiry queue. Send the next set you need drawn and it starts there.
- A promised date on every job before you commit to your client
- Flat per-sheet revision pricing instead of a fresh quote per change
- Invoiced on the job at net 30, not half up front
